This service is an opportunity to seek advice about a site, proposed development, and/or proposed changes to a current approval prior to lodging a development application or change application.

We will contact you to schedule a pre-lodgement meeting with a Council Planner and other technical officers as required.  We aim to hold the pre-lodgement meeting within 15 business days of your request to allow for technical assessment to occur.

This meeting is available in person or online.

The outcome of the pre-lodgement meeting will be Minutes confirming details, outcomes and requirements.  You will not receive a formal response.  If you require a further detailed response, you can request formal pre-lodgement advice.

This service facilitates the provision of comprehensive planning information and/or technical matters in writing. It is generally reserved for a proposed development and site that a landowner and/or consultant is seeking preliminary feedback on prior to submission of a formal Development Application.

This service is an opportunity to make a 20-minute appointment to meet with a Council Town Planner to understand:

  • whether your proposal triggers the need for a Planning Application

  • what Planning Scheme codes may need to be considered

  • if you need to notify your neighbours

  • when you need to talk to a Building Certifier

  • where relevant, the steps you need to take in order to progress the proposal.

20-minute General Enquiry meetings are held on Wednesday mornings only. Bookings must be received by the previous Friday.

This type of advice is recommended for landowners or those who do not regularly undertake development.

The proposed development seeks a variation to the eastern side setback at level 3 to xyz m for a balcony of unit xyz. The balcony will be setback xyz m from the neighbouring unit development, and will have xyz m of landscaping between. There are no habitable rooms in the location of the balcony. The attached images show the location of adjoining windows, while the attached elevations and floor plans show the relationship between the existing and proposed buildings. The location of the encroachment is on the northern boundary and will have no shadow impacts as can be seen on the shadow model. The balcony will also include privacy screens to the balcony, being operable screens above a solid 1.2m high balustrade, able to screen 40% of the overall balcony width at any point in time, at 50% transparency.
